Mid Island inventory is down, but one part is much tighter than the rest
Inventory across Mid Island fell 18.7%, according to the Real Estate Data Aggregator. Fewer choices for buyers can mean less competition for sellers. But that pressure is not spread evenly.
Nationally, Realtor.com counted 1.16 million active listings in September 2026. Mid Island is moving in the opposite direction. That gap matters when you are pricing or searching here.
One ZIP code is much tighter than the others
The Real Estate Data Aggregator shows ZIP 10314 at just 2.5 months of supply for the three months ending August 31, 2026. That is the tightest reading in Mid Island. It dropped 1.1 months from a year ago.
ZIP 10304, on the other hand, sits at 5.3 months of supply, up 0.5 months from a year ago. That is a noticeably different feel for buyers and sellers in that area.
Prices held up across Mid Island, with one exception
The Real Estate Data Aggregator shows three of the four ZIP codes posted price gains. ZIP 10306 led with a 5.4% increase, reaching a median of $775,000. ZIP 10305 was the one that dipped, down 4% to $720,000.
| 10314 | 10306 | 10305 | 10304 | |
|---|---|---|---|---|
| Median sale price | $741,250 | $775,000 | $720,000 | $737,500 |
| Homes sold | 203 | 116 | 84 | 61 |
| Median days on market | 34 | 33 | 42 | 59 |
| Months of supply | 2.5 | 3.3 | 4.2 | 5.3 |

How fast are homes moving?
The Real Estate Data Aggregator shows ZIP 10306 had the shortest median time on market at 33 days. That was 5 days shorter than a year ago. ZIP 10304 took a median of 59 days, and that was 7 days longer than a year ago.
Not every home sold quickly. In ZIP 10314, only 6% of homes went under contract within two weeks of listing, down 28.6 points from a year ago, according to the Real Estate Data Aggregator. That drop is worth knowing if you expect a fast result.
Above-list sales: more common in 10306, less so elsewhere
The Real Estate Data Aggregator counted 29.3% of homes in ZIP 10306 selling above list price. That share rose 8.1 points from a year ago. In ZIP 10304, only 11.5% sold above list, and that share slipped slightly.
The wider picture: rates and national trends
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That affects what buyers can afford, and it shapes how sellers price.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Mid Island is not immune to that pressure, especially in ZIP codes with more supply.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Mid Island's gains in 10306 at 5.4% outpaced that national figure. The 10305 dip of 4% went the other way.
- Mid Island overall has less inventory than a year ago, according to the Real Estate Data Aggregator.
- But 10314 at 2.5 months of supply and 10304 at 5.3 months are very different markets right now.
- Your ZIP code, and even your street, can read differently from the area as a whole.
