Mid Island inventory is down even as new listings barely changed

Here is the number that changes everything for Mid Island homeowners right now. The Real Estate Data Aggregator counted 513 homes for sale across Mid Island in the three months ending August 31, 2026. That is down 18.7% from the same months of 2025. Fewer homes competing with yours is a real shift.

What makes this interesting: new listings barely moved. The Real Estate Data Aggregator counted 647 new listings across Mid Island in the same period. That is only down 0.9% from a year ago. Sellers are still coming to market. Inventory is falling for a different reason: homes are selling before they pile up.

One national number is worth keeping in mind. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate reached 7.49% as of the week ending October 7, 2026. Higher rates slow buyers down. That may explain why pending sales across Mid Island fell 12% year over year, even as prices held up.

Each ZIP code tells its own story

Mid Island is not one market. The four ZIP codes moved differently in the three months ending August 31, 2026. Here is what the Real Estate Data Aggregator counted in each one.

Prices moved in different directions

The Real Estate Data Aggregator showed the median sale price in ZIP 10306 at $775,000, up 5.4% from a year ago. That is the strongest price gain across Mid Island. ZIP 10314 came in at $741,250, up 1.1%. ZIP 10304 held nearly flat at $737,500, up just 0.1%. ZIP 10305 dipped a little, with a median of $720,000, down 4% from a year ago. Not every part of Mid Island moved the same way.

How fast homes are selling

Speed varied a lot by ZIP. The Real Estate Data Aggregator put the median days on market at 33 days in ZIP 10306, 5 days shorter than a year ago. ZIP 10314 came in at 34 days, 1 day shorter. ZIP 10305 was 42 days, 13 days shorter than last year. ZIP 10304 was the slowest, at 59 days, and that was 7 days longer than a year ago. If you are in ZIP 10304, your home may need a little more patience.

Above-list sales: a mixed picture

The Real Estate Data Aggregator counted 29.3% of homes in ZIP 10306 selling above list price. That share rose 8.1 points from a year ago. ZIP 10305 was at 21.4%, and ZIP 10314 at 26.1%, though that fell 10.5 points year over year. ZIP 10304 had the smallest share, at 11.5%. Nationally, Realtor.com reported that 20.8% of listings took price cuts in September 2026, the highest share since October 2022. Mid Island is holding up better than that national picture suggests.

Supply is tightest where sales are strongest

The Real Estate Data Aggregator put months of supply at 2.5 months in ZIP 10314, down 1.1 months from a year ago. ZIP 10306 was at 3.3 months, down 0.3 months. ZIP 10305 came in at 4.2 months, down 0.3 months. ZIP 10304 was the loosest, at 5.3 months, and that was up 0.5 months from a year ago. Less supply generally means sellers face less competition. More supply means buyers have more room to negotiate.

The national backdrop

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. Mid Island's price gains in ZIPs 10306 and 10314 are running ahead of that national pace. ZIPs 10304 and 10305 are closer to it, or a little below.

Realtor.com reported active listings topped 1.16 million homes nationally in September 2026. Mid Island moved the other way: the Real Estate Data Aggregator showed inventory down 18.7% here. That is a meaningful difference from the national trend.
