Mid Island is not one market, and the numbers show it

Real estate, Mid Island

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That number matters. But it does not tell you what is happening on your block. Mid Island has four ZIP codes, and right now they are moving at very different speeds.

The split that changes everything

The Real Estate Data Aggregator counted 464 homes sold across Mid Island in the three months ending August 31, 2026. That is down 4.3% from the same months of 2025. Overall inventory fell 18.7% in the same period. Those two numbers together sound like a tight market. They are, in parts. But not everywhere.

Where things are moving well

ZIP 10314 had the tightest conditions. The Real Estate Data Aggregator put months of supply at 2.5, down 1.1 months from a year before. Homes for sale there fell 27.1% year over year. That is a meaningful drop in choices for buyers. Sellers in 10314 saw 203 homes change hands, up 4.6% from 2025. The median sale price was $741,250, up 1.1%.

ZIP 10306 also held up well. The Real Estate Data Aggregator recorded a median sale price of $775,000, the highest of the four ZIPs. That is up 5.4% from the same period in 2025. Nearly 3 in 10 homes there sold above list price, a share that rose 8.1 points year over year. Median days on market was 33, five days shorter than a year before.

Where sellers need more patience

ZIP 10304 is a different story. The Real Estate Data Aggregator counted 61 homes sold there, down 25.6% from a year before. That is a sharp drop. Months of supply rose to 5.3, up 0.5 months from 2025. Median days on market was 59, which is 7 days longer than last year. The average sale came in at 95.8% of list price. That gap matters when you are setting your number.

ZIP 10305 sits in the middle. The Real Estate Data Aggregator put the median sale price at $720,000, down 4% from 2025. That is the only ZIP of the four where the median price fell. But days on market improved, dropping 13 days to 42. Months of supply was 4.2, which is softer than 10306 or 10314 but not as stretched as 10304.

What the wider picture adds

Rates are not helping buyers right now. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that Fannie Mae forecasts a 30-year fixed rate of 7.4% for the fourth quarter of 2026. That kind of rate slows decisions. It helps explain why pending sales across Mid Island fell 12% year over year, according to the Real Estate Data Aggregator.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Some parts of Mid Island are outpacing that. ZIP 10306 is up 5.4%. Others, like 10305, are below it. The national trend is a starting point, not a verdict on your home.

One more thing worth watching

The share of homes going under contract within two weeks of listing fell in every ZIP. The Real Estate Data Aggregator showed 10306 down 24.9 points, 10314 down 28.6 points, 10304 down 9.2 points, and 10305 down 21.2 points. That does not mean homes are not selling. It means buyers are taking a little more time. Pricing carefully from the start matters more than it did a year ago.

In short
  1. Mid Island is not one market.
  2. ZIP 10314 has 2.5 months of supply and homes selling in 34 days.
  3. ZIP 10304 has 5.3 months of supply and a median of 59 days on market.
  4. Your plan should fit your ZIP, not the Island average.

One street can read very differently from the ZIP code around it. A block closer to a park, a school or a train stop can move faster or slower than these numbers suggest. If you want to know where your specific address sits, I am happy to take a closer look.
