Not every part of the South Shore is moving the same way
Realtor.com reported a median list price of $379,000 for the South region in September 2026. That number is useful context. But the Real Estate Data Aggregator counted 484 homes sold across the South Shore in the three months ending August 31, 2026, and the conditions behind those sales look very different from one ZIP code to the next.
Months of supply ranged from 2.6 to 3.7 across the five ZIP codes. Median sale prices ranged from $760,000 to $967,500. Days on market ranged from 28 to 47. One number does not describe all of them.
The South Shore at a glance
More homes sold this period than a year ago, and fewer homes are sitting on the market. That is a generally balanced picture. But averages can hide a lot. Here is what each part of the Shore is actually doing.
Median sale price by ZIP code
How tight is supply in each ZIP?
Six months of supply is often called a balanced market. Every ZIP code here sits well below that. Still, 2.6 months and 3.7 months feel different when you are trying to price a home or make an offer.
How long are homes sitting?
In 10308, the Real Estate Data Aggregator counted a median of 28 days on market, 7 days shorter than a year before. In 10309, it was 47 days, which is 9 days longer than a year before. Those are two very different conversations for a seller to have.
A closer look at each ZIP
What changed the most from a year ago
A few shifts stand out in the Real Estate Data Aggregator numbers for the three months ending August 31, 2026.
In 10309, the Real Estate Data Aggregator counted 88 homes sold, up 29.4% from the same period in 2025. More activity, but the median sale price slipped 6.7%. More buyers showed up and still paid a little less. That tells you something about where sellers were pricing.
In 10307, homes sold jumped 18.8% while inventory fell 18.8%. The median sale price rose 1.6%, and days on market dropped 21 days. Sellers there saw real improvement.
In 10312, the Real Estate Data Aggregator counted 172 homes sold, the most of any ZIP on the Shore. Supply tightened to 2.6 months, down from 3.5 a year before. Prices rose 5.9%. That is a lot of movement in a short time.
In 10308, inventory grew 23.2% while sales stayed flat. Supply rose to 3.7 months. Prices still edged up 1.7%, and homes moved in just 28 days. More choices for buyers, but sellers are still getting close to their asking price.
In 10306, inventory fell 10.7% and prices rose 5.4%. The share of homes selling above list climbed 8.1 points to 29.3%. Sellers who priced well found willing buyers.
What sellers are getting vs. what they asked
All five ZIP codes came in between 98.4% and 99.4% of list price. That is a narrow band. It tells you that overpricing still costs sellers. The gap between asking and getting is small, but it is real.
A word about the broader picture
Realtor.com reported that mortgage rates topped 7% in September 2026. That matters for buyers figuring out their monthly payment. It also affects how many people can move at all.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The South Shore's ZIP codes are running ahead of that in most cases, though 10309 dipped 6.7%.
Realtor.com also noted that 21.6% of South region listings took a price reduction in September 2026. That is roughly 1 in 5 homes. Not every seller priced it right the first time. That is a useful reminder before you pick a number.
- The South Shore sold 484 homes in the three months ending August 31, 2026, up 7.8% from a year before.
- But supply, speed and price direction vary widely by ZIP.
- 10312 has the tightest supply at 2.6 months.
- 10308 moves the fastest at 28 days.
- 10309 saw the most new buyers but also a price dip of 6.7%.
- One street can read very differently from the ZIP code around it.
