South Shore inventory is down, but new listings are still coming
Here is the one thing that matters most right now. The Real Estate Data Aggregator counted 484 homes sold across the South Shore in the three months ending August 31, 2026. That is up 7.8% from the same three months a year ago. Buyers are moving, even with fewer homes to choose from.
At the same time, the Real Estate Data Aggregator shows only 479 homes for sale across the South Shore. That is down 10.1% from a year ago. Supply is not building. What comes on fresh is what buyers are watching.
The good news for sellers: 620 new listings came to market in that same period. That is up 3.7% from a year ago. Fresh listings are still arriving. They just are not stacking up, because buyers are absorbing them.
What the national picture adds
Realtor.com reported that mortgage rates topped 7% in September 2026. That is a real cost for buyers. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026, and 7.5% through 2027. Rates are not dropping soon.
CNBC also noted that pending home sales nationwide were down 8.5% year over year in September, according to Zillow. The South Shore's own pending count of 480 homes is only off 2.6%. That gap is worth noticing.
How each neighborhood read, three months ending August 31, 2026
The South Shore covers very different pockets. The numbers below show that. Each one tells its own story.
A closer look at each area
ZIP 10312 had the most activity. The Real Estate Data Aggregator counted 172 homes sold there, up 6.8% from a year ago. The median sale price rose 5.9% to $799,500. Inventory fell 20.9%, and months of supply dropped to 2.6. That is the tightest supply on the South Shore right now.
ZIP 10307 saw the biggest jump in sales volume. The Real Estate Data Aggregator counted 38 homes sold, up 18.8%. The median sale price was $967,500, the highest of any South Shore ZIP. Homes there also sold faster, with median days on market falling 21 days shorter than a year ago, to 33 days.
ZIP 10309 had a mixed read. Sales were up 29.4%, and new listings rose 22.3%. But the median sale price dipped 6.7% to $786,750, and homes took 9 days longer to sell than a year ago, at 47 days. More homes came to market, and buyers took more time. That is worth knowing if you are pricing there.
ZIP 10308 was the steadiest. Sales were unchanged from a year ago. The median sale price edged up 1.7% to $760,000. Homes sold in just 28 days, the fastest of any South Shore ZIP. Nearly 1 in 3 homes sold above list price.
ZIP 10306 saw prices rise 5.4% to $775,000. Sales dipped 1.7%, and pending sales fell 6.4%. Still, nearly 3 in 10 homes sold above list price, and the sale-to-list ratio improved by 1.3 points to 98.6%.
Above and below the boulevard
If your home sits below Hylan Boulevard, closer to the bay, flood insurance is a real ownership cost. That affects what buyers can afford to offer. It is a separate market from homes above the boulevard, and the numbers should be read that way.
What this means for you
For homeowners: buyers are still active. Inventory is down, and new listings are being absorbed. That is a reasonable environment to sell into, as long as pricing is honest.
For buyers: supply is not growing much. The Real Estate Data Aggregator shows 620 new listings came to market in three months, but the standing inventory of 479 homes tells you they do not sit long. Fresh listings are the ones to watch.
Realtor.com reported a median list price of $379,000 and 68 median days on market across the broader South in September 2026. The South Shore of Staten Island runs well above that price point. Context matters when you read national or regional headlines.
